EPC QUESTIONS ANSWERED – WHEN TO RENEW & MORE

Do I need to renew an EPC during a tenancy in 2021?

Simply put – No, you are not required to renew an EPC during a tenancy.

However, although you are not required to renew your EPC on your domestic property it can be beneficial to keep on top of it, so your property isn’t using more energy as it needs to. However, if your current occupants leave you won’t be rushing around trying to get an EPC to rent the property to new people.

If you are covering the energy costs, if in a house share situation, for example, this will directly impact you and with rising house prices every unit of energy counts. Even if you are not responsible for paying the bill you don’t want your tenants leaving for a property that is cheaper to heat.

After 10 years, which is how long an Energy Performance Certificate lasts. A lot can change with the property, and it may not still be up to standard like the roof insulation could need replacing.

What happens if I don’t have a valid domestic EPC.

If you don’t have a valid EPC and you are going to rent, sell or build a property you can be fined for not having one in place (https://www.gov.uk/buy-sell-your-home/energy-performance-certificates)

These penalties range from £500 – £5000 depending on the property and is normally calculated by 12.5% of the rateable value of the building. So it is worth getting and EPC assessor rather than risking it as they only cost around 1-2% of the maximum fine depending on where you live.

How long does it take to do an EPC on a house.

Although it may vary depending on the size, most EPC assessors will take around an hour to complete the EPC assessment and then the full documents will be available within a few days or almost instantly online.

Can I do my own EPC or do it online?

You need to have a registered and qualified assessor to complete your EPC, although you can book an EPC online, the EPC assessment will be completed in person as aspects of the property need to be seen in person.

An EPC assessment is not intrusive so should not disrupt your household while it taking place.

What rating do you need to let out a property?

Your property needs to be at least a grade E or above on the EPC for it to be let out legally. This is manageable for most properties and having a higher EPC rating could help attract potential buyers or tenants. Check out our post on improving your EPC rating.
