    Services We Offer
    EPCs - Energy Performance Certificates

    Any landlord or owner of a property that is to be sold or currently rented is required to have an EPC for that property by law. A property may be re-let during the ten-year lifespan of an EPC without being reassessed. A property cannot be sold (or even advertised for sale) without a current EPC.

    EICRs - Electrical Installation Condition Reports

    These are often known as fixed wire tests or periodic electrical inspections. An electrical installation condition report (EICR), is the inspection and testing of things such as light fittings and plug sockets within a rented property

    GAS SAFETY CERTIFICATES

    Formerly known as a CP12, a landlord gas safety certificate is a legal requirement. It proves all gas appliances have been safety checked by a competent person.

    PAT TESTING

    This test is a legal requirement to ensure landlords can prove in court they have minimised risk should a tenant be injured/killed as a result of an electric shock from an electrical appliance within their inventory list.

    LEGIONELLA RISK ASSESSMENT

    This assessment is a legal requirement to ensure landlords can prove in court they have minimised risk should a tenant develop a respiratory illness as a result of a Legionella outbreak.

    FIRE ALARM/EMERGENCY LIGHTING INSPECTION

    All HMOs/blocks of flats require periodic fire and emergency lighting inspection. This is to comply with the Regulatory Reform (Fire Safety) Order 2005.

    FLOOR PLANS

    A floor plan is a must when showcasing a property for rent or sale on property websites such as Rightmove and Zoopla. Further, certain landlord licensing schemes are now requiring floor plans be submitted as part of the process.

    DOMESTIC ELECTRICAL WORK

    All domestic minor work is undertaken, as well as emergency/communal lighting and fire alarm system inspections. Test results and certification will be provided in accordance with BS 7671: 2018 – Requirements for Electrical Installations
